Privacy policy

Effective from 8 October 2026

We respect your privacy and only process the data we need to answer your request. This page explains in plain words what data we collect, why, and how you can control it.

Who is responsible for your data

The controller of your personal data is Viva Estate SIA.

What data we collect

We only receive data when you send it to us yourself through one of the forms on this website (selling a property, a valuation, a message or a viewing request):

  • name, phone number and e-mail address;
  • details of the property: address, type, area and asking price;
  • your message and any photos or documents you attach;
  • the language you filled in the form in.

Photos you attach are saved anew, which removes their metadata, including where they were taken (GPS).

Why and on what basis

  • To contact you about your request, prepare a valuation and offer our services: based on your consent and to take steps before entering into a contract (GDPR Article 6(1)(a) and (b)).
  • To protect the website against spam and abuse: our legitimate interests (Article 6(1)(f)).

We do not use your data for advertising, do not sell it and do not pass it on to other companies for their own purposes.

Who can access your data

Only Viva Estate staff see your request. Our service providers store and process data solely on our instructions: website hosting and database, file storage in a private bucket and e-mail delivery. Where any of them processes data outside the European Economic Area, this is done with the safeguards required by the GDPR.

Technical data and security

To protect the forms against bots we use Cloudflare Turnstile, which checks characteristics of your browser, and we briefly check your IP address to limit the number of requests. The website's server logs may briefly keep your IP address and browser details.

Data in your browser

Saved properties and your chosen list view are kept only in your browser. We cannot see them, and you can remove them by clearing your browser data.

Maps and videos

On property pages the map is loaded from OpenStreetMap, and videos from YouTube (without cookies) or Vimeo only when you play them. These services can see your IP address.

How long we keep data

We keep request data for as long as needed to stay in touch and provide our services, and no longer than 2 years after our last contact. If we sign a contract, we keep data for as long as the law requires. If you withdraw your consent, we will delete your data.

Your rights

You have the right to:

  • access your data and receive a copy;
  • correct inaccurate data;
  • ask for your data to be deleted;
  • restrict or object to processing;
  • receive your data in a portable format;
  • withdraw your consent at any time.

Write to info@vivaestate.lv and we will reply within two working days. If you believe your data is being processed unlawfully, you can lodge a complaint with the Data State Inspectorate of Latvia (www.dvi.gov.lv).

Changes

If this policy changes, the new version will be published on this page with an updated date.
